Preliminary Architectural Consultation

If you are considering a major renovation of your home, wanting to build a new home, or thinking about buying a property for renovation; and want some expert verbal advice by an architect on what may be possible; then a preliminary consultation is a great place to start.

Shaun Miller will visit the property with you to:

  • Discuss your lifestyle and what you are hoping to achieve from this home.
  • Assess the site and location of the property to consider breezes, light and views; assess noise and privacy concerns; and review access requirements.
  • Discuss your budget and create a ballpark estimate of the works you require.
  • Share his expertise and knowledge through ideas and design suggestions.

No sketches or designs are created – this stage is purely great advice and suggestions.
If you are happy with his ideas and suggestions, you can move onto the next phase of measured drawings and sketch designs.

Please note: Shaun charges a $250 fee for a preliminary consultation because he is sharing his time, expertise and knowledge. This fee is credited towards your Design Concept and Sketch Designs if you choose to move to that next level.

Concept & Sketch Designs

This stage is where ideas are inked out through measured drawings of your home, as well as a concept floor plan, elevations and cost estimates. It is also where council requirements are initially assessed including any zonal or design limitations and height restrictions.
This stage helps you to start to visualise possibilities and forms the basis for discussion and refinement of your ideas into your house design.

Architecture Design Development

This stage is where all the ideas, discussions and concepts are firmed up and turned into detailed floor plans, section drawings, detailed design for areas such as kitchens and bathrooms, as well as design of cabinetwork schematics and schedules of finishes. At the end of this phase, you will have sufficient documentation for town planning applications.

Building Application & Contract Design

This stage is where all the fine details are put into your drawings – giving thorough details for a builder to work out accurate costings, as well as sorting out aspects such as power and lighting layouts; fixture and fitting selection; type and style of roof, windows, doors; colour scheme and finishing schedules.

Project Tendering & Building Contract Administration

We can take the hassle and budget worries out of building by managing a tender process for all of your construction and materials. Using this process you will receive competitive quotes from a range of builders and suppliers. We will then handle all the negotiations for you so you can guarantee you are getting the most competitive rates for the best possible quality.
We can also oversee the construction of your home – managing your chosen builder and other sub-contractors to ensure everything is completed on time and to correct specifications. We can also handle all the financial aspects of your contract to ensure budgets are kept to agreed levels.
Through our regular inspections of your property, if any hassles are identified, we will deal with them on your behalf, leaving you to get on with looking after your family rather than going toe-to-toe with your builder. Our goal is to take all the hassle and stress out of building and help you enjoy the process.
